Is There Much Brick to Repoint on City Island?
Less than in most Bronx neighborhoods, and we would rather say so. Most City Island homes are wood frame houses. The brick and stone you do find is in chimneys, foundation walls, steps, garden walls and some small multi unit or commercial buildings. Those parts get hit hard by salt air.
Mortar is softer than the brick around it, and salt eats it away. Salt crystals form in the joints, expand and push the mortar out. Over years, the joints open and the wall starts to take on water.
- Chimney joints open at the top
- Foundation mortar washed out
- White salt crust on the brick face
- Loose bricks at corners
- Garden or retaining walls with gaps
- Stoop sides with crumbling joints
A chimney on a waterfront house takes wind, rain and spray from every side. The joints near the top fail first, and a loose brick can drop onto a roof.
If you have a wood frame house with a brick chimney, the chimney may be the only part that needs this service, and it is worth checking.

How We Fix It
How Do You Repoint Brick in a Salt Air Setting?
The crew cuts out the failed mortar to a safe depth and cleans the joints. We remove salt crust where it has built up, since new mortar will not bond to it. Then joints are filled in layers, tooled and cleaned. Loose bricks are reset first.
Mortar choice matters near salt water. We select a mix suited to old brick and exposure, because a mix that is too hard cracks the brick, and one that is too soft washes out.
Chimneys are repointed with safe roof access and careful removal of loose brick. If a chimney leans or the crown has failed, a larger rebuild may be needed, and we tell you.
We keep the site tidy. On small island lots, debris stays contained so it does not end up in a neighbor yard.
Do Facade Rules or Permits Apply to Brick Work Here?
Local Law 11 facade inspections cover buildings taller than six stories, which excludes nearly everything on the island. Scaffolds and structural brickwork can involve DOB permits. Waterfront locations may add rules. Ask the city to confirm what applies to your building.
A chimney repair from a ladder or roof is usually straightforward. A tall wall or a structural repair is different, and we advise you on permits at the visit.
If the sidewalk beside your building is cracked, the owner maintains it under Admin Code 19-152. Our sidewalk violations page covers notices.
Is there a landmark rule?
No historic district is confirmed here. Still, if your building is landmarked, LPC approval comes first.
