What Does Salt Air Do to Steps on City Island?
Salt attacks both concrete and metal. On City Island, concrete steps scale and crack, brick joints open, and iron railings rust at the base until they loosen. Damp air keeps everything wet longer, so steps stay slick and freeze and thaw does more harm.
Older Victorian era wood frame houses often have porches with several steps up from the yard. Many have concrete or masonry steps at the front or a flight to a lower entry. Newer homes and small multi unit buildings have their own entrances.
- Treads scaled and pitted by salt
- Iron railings rusted at the base
- Landings that tilt toward the door
- Cracks where steps meet the house
- Slippery surfaces in damp weather
- Loose or missing step edges
Winter fog and spray leave a film on steps that is hard to see. A slick tread on a steep porch flight is a real fall hazard, and older residents feel it most.
If your steps face the water, the wind and spray hit them head on. Those steps wear faster than the ones on the sheltered side of the house.

How We Fix It
How Do You Repair Steps in a Shoreline Setting?
Minor chips and cracks are cut back and patched. Steps that have sunk, split through or pulled from the house are broken out and rebuilt on a firm base. Rusted railing posts are cut out and reset into sound material, and finished surfaces get a textured grip.
Where the old concrete holds salt, we remove enough to get to sound material. A patch over salt contaminated concrete does not last.
If your railing is iron, we look at how much of it has rusted. A post with a rusted base can be reset. A rail that has rusted through may need replacing, and we tell you which.
Landings are pitched slightly so water leaves, and treads are finished with a broom texture for traction. On steep porch flights, that detail matters.
Do Steps on City Island Need Permits or Approvals?
Steps that stay on your own lot do not call for the DOT sidewalk permit. Structural stoop work can involve the Department of Buildings, and steps near the shoreline may add other rules. Ask the city to confirm what applies to your address.
City Island lots are small, so steps sometimes sit close to the sidewalk line. If they extend over it, the question changes, and we sort it out at the visit.
The owner must keep the sidewalk beside the property in repair under Admin Code 19-152. We can repair the steps and any cracked flags near them in one visit.
A flight that has pulled from the wall, or cracks running through it, can be structural. If so, a licensed engineer may need to look at it, and we tell you early.
Is there a historic district?
We cannot confirm one. Many older houses here are charming, but a landmarked house would need LPC approval before material changes.

Salt and moisture collect where the post meets the concrete. The damaged part is removed and the post is set again.
Yes. We rebuild concrete or masonry steps and check where they meet the house.
A textured finish and proper pitch help most. We apply them when we patch or rebuild.
Not always. A thin crack in solid concrete can be sealed, while sunken treads call for a rebuild.
