On a stone foundation, repointing is often the first step. The mortar holds the stones in place, and once it washes out, the wall weakens.
Outside, we look at gutters, downspouts and the slope of the yard. On small lots, water from a roof can end up right at the foundation unless it is directed away.
Crawl spaces get special attention. Moisture there rots wood framing, so we look at the sill and joists as part of the assessment and tell you what we see.
When Is an Engineer or a Permit Needed Near the Shore?
A structural foundation defect can require a licensed engineer and DOB permits. Warning signs include bowing walls, widening cracks and sloping floors. Waterfront and flood prone lots may bring other requirements. Ask the city to confirm what applies at your address.
Raising or rebuilding a foundation on a flood exposed lot is a bigger matter than patching. We do not guess at those rules, and we tell owners to check them early.
If water comes up through floor drains in a storm, the cause may be a sewer backup. That calls for a licensed plumber and often a backwater valve.
