Why Do Basements on Riverdale Hillsides Take In Water?
Riverdale is not a flood prone neighborhood in the usual sense, since homes sit on bluffs above the river. The trouble comes from rain. Water runs downhill, collects against uphill walls and finds its way through cracks, joints and old drain lines into the basement.
A house built into a slope often has its uphill basement wall below grade on one side only. That wall gets the full force of runoff. After a heavy storm, you may see damp spots, a musty smell or a puddle along the base of the wall.
Sewer backups are a separate problem. If water rises from a floor drain, the cause is in the sewer line, and a licensed plumber with a backwater valve is the right fix. We tell you which problem you have.
What causes the leaks?
The usual sources are cracked foundation walls, failed joints between the wall and floor, poor grading and downspouts that dump water beside the house.
Should Waterproofing Be Done Inside or Outside?
Outside work stops water before it reaches the wall, but it means digging along the foundation. Inside work manages water that has already entered. On a steep lot, access and retaining walls often decide the choice. We explain both options at the visit.
| Approach | What it does | Riverdale consideration |
|---|---|---|
| Exterior sealing | Blocks water at the wall face | Access can be tight on steep lots |
| Interior drain and sump | Collects and pumps water that enters | Works when outside access is limited |
| Crack and joint repair | Closes known entry points | Fits stable cracks |
| Grading and downspouts | Moves roof and surface water away | Helps almost every hillside house |
Many jobs use more than one method. A drain inside works better when the water outside is also being managed.
What Rules Apply to Waterproofing Work in Riverdale?
Most interior waterproofing is straightforward. Digging next to a foundation, adding a retaining wall or changing structure can involve the Department of Buildings. Historic district approval can apply outside, and sewer problems need a licensed plumber. Confirm current rules with the city.
Riverdale includes the Fieldston Historic District and the Riverdale Historic District. Exterior work that changes the look of a property from the street can need Landmarks Preservation Commission approval. Interior systems rarely raise that issue.
If a crack is wide or growing, the problem may be structural and not just about water. A licensed engineer may need to review it, and we will say so before suggesting a fix. Our foundation repair work covers those cases.
Water on the sidewalk side matters too. A downspout that drains across the public sidewalk can cause icy patches, and the owner maintains the sidewalk next to the property.
