Why Do Basements Flood or Seep in Corona?
Corona is inland, so tides are not the issue. The trouble comes from heavy rain that overloads sewers, from water pressing against older masonry walls and from grading and downspouts that send runoff toward the house. Cracks and the floor joint give that water a way in.
Many Corona houses are attached, with narrow alleys or small yards that drain poorly. Rain from two roofs can run into the same side alley and collect at the foundation. Basements in these buildings are often used for living space or laundry, so leaks cause real damage.
- Damp along the base of walls
- Seepage at the floor and wall joint
- Water through wall cracks
- Floor drain backups in storms
- Leaks at window wells
- Musty smells and peeling paint
Older apartment buildings and the towers near Lefrak City have their own basement issues: boiler rooms, laundry rooms and storage areas below grade. Water in those spaces threatens equipment, so owners and managers should treat any seepage as a maintenance priority, not a cosmetic annoyance.
A sewer backup is different from groundwater seepage. If water rises from the floor drain, the source is the sewer line, and the fix may involve plumbing as well as drainage work.

How We Fix It
What Is the Best Way to Waterproof a Corona Basement?
The right method follows the path the water takes into the building. Interior drainage with a sump pump handles groundwater pressure. Crack injection and wall coatings deal with seepage through the wall. Grading, gutters and downspout fixes outside cut off surface water. Many houses need a mix of these.
In dense attached blocks, digging the full outside of a foundation is often impossible because the neighbor's wall is right there. Interior drainage is usually the practical choice, paired with whatever can be done outside in the alley or yard.
Interior systems have a few parts. A channel along the wall base collects water, a pit gathers it and a pump sends it out through a discharge line. We place the discharge away from the foundation, so the pumped water does not circle back to the same wall.
We also check the concrete beside the house. A side alley slab that slopes toward the wall keeps feeding water to the same spot. Replacing it with the right pitch can do as much good as anything done inside.
Can Waterproofing Protect My Corona Basement From Sewer Backups?
Waterproofing manages groundwater and wall seepage. It does not by itself stop a sewer backup, which comes up through floor drains when the city or house sewer line is overloaded. A backwater valve installed by a licensed plumber is the usual protection. We tell you which problem you have.
Heavy rain can strain sewers in many parts of the city, and Corona is no exception. If your basement floods through a drain only during storms, that is the sign to look for. Photos and the date of each event help when we talk it through.
Interior drainage systems often do not need a permit, but structural work and some exterior excavation can involve the Department of Buildings. Ask us what to confirm with the city before we start.
Power outages come with storms. A battery backup for the pump is worth discussing, especially if your basement holds a boiler, a washer or things you would hate to lose.
Should I use waterproof paint?
Coatings can help on a damp wall that is otherwise sound. They do not stop water under pressure, and they peel if water keeps pushing through. We recommend them only where the source of the water has been dealt with first.

FAQ
Corona Waterproofing Questions
Yes. Because the outside of the wall is often not reachable, interior drainage and crack sealing are common. We also correct downspouts and the pitch of alley and yard concrete.
Not always. If groundwater is the source, a pump removes it. If surface water is the source, fixing gutters and grading may be enough.
Damp walls and floors let mold and mildew grow. Stopping the water comes first, then the walls can be cleaned and dried.
Often it does not, but some work can involve the Department of Buildings. Confirm with the city or ask us what applies.
