How Common Is Brick Pointing in Spring Creek?
Less common than in older neighborhoods. Spring Creek is mostly newer construction: the high rise towers and newer attached homes. Their mortar is younger than a century old row house block. Pointing still comes up on brick facades, parapets, planters and low walls, especially where weather hits hard.
We say this because an honest answer helps you more than a sales pitch. If your walls are only a few decades old, the joints may be sound and need nothing. If you see cracked mortar, loose bricks or stains, that is a different story, and it is worth a look.
The neighborhood sits at the southern end of East New York, near Fresh Creek and Jamaica Bay. There is not much to break the wind between the water and the buildings. Rain arrives sideways, and it drives into any open joint on the exposed side of a wall.
Salt air is a further factor near the water. Moisture carrying salt gets into brick and mortar and leaves deposits as it dries, which slowly breaks the surface apart. It is a gentle process, but over years it shortens the life of joints on walls that face the bay.
Where we do see repointing needed on newer buildings, the cause is usually one of two things. Either the mortar was mixed or placed poorly at the start, or water has been running down the wall from a failed gutter, flashing or cap for years.
What Signs Show That Mortar Needs Repair?
Look for recessed joints, cracks that follow the brick lines, loose or shifted bricks, white salt deposits and damp patches on inside walls. Hold a screwdriver to a joint. If the mortar comes away as sand or powder, it has reached the end of its life and should be replaced.
| Sign on the wall | What it usually means |
|---|---|
| Sandy, crumbling joints | Mortar has worn out and needs repointing |
| Stair step cracks | Movement in the wall, needs inspection first |
| White powder on brick | Water is moving through the wall |
| Loose brick at a parapet | Urgent, a fall risk to people below |
| Stains below a roof edge | Failed flashing or a leak from above |
We check the cause as well as the joint. Repointing over a wall that keeps getting wet only repeats the work in a few years. If the source is a gutter or a flashing detail, we tell you and help you fix that first.
Do Facade Inspection Rules Apply to Spring Creek Buildings?
They can. Local Law 11, the Facade Inspection and Safety Program, applies to buildings above six stories and calls for inspection every five years. The Spring Creek Towers are high rise buildings, so this may be relevant to owners and managers. Confirm your status with the city.
An inspection report may list repairs such as open joints, loose brick or unsafe parapet conditions. We can carry out repointing items from a report and provide photos of the completed work for your file. We do not replace the inspection itself, which is done by a qualified professional.
For smaller homes, the rules are lighter, but the weather is the same. A brick chimney on an attached home near Gateway Center gets rained on as much as any tower parapet does.
Owners of smaller buildings, such as a small commercial parcel, are not covered by that program, but a leak into a shop or apartment is just as costly. A yearly walk around the exterior with a phone camera catches most problems while they are still small.
Scaffolds and sidewalk sheds over public walkways have their own approvals, and we plan for those where a job needs them.

How Is Repointing Done Safely at Height?
We set up proper access, either scaffold or a lift, remove old mortar to a sound depth, clean the joints, pack and tool new mortar, and reset loose bricks. Work at height needs planning around pedestrians below, so we protect walkways and schedule around building entrances.
For a parapet on a mid rise or high rise building, safety is most of the job. We set up so that debris and tools cannot reach the ground, and we keep the entrance areas clear or covered. Your written price lists the access we expect and the work areas.
For a chimney or a low wall on a home, the setup is much simpler. A ladder or a small platform is often enough, and the job takes a day or two.
Timing matters as much as technique. Mortar cures best in mild, damp conditions that are not freezing, so most exterior repointing is planned for spring and fall. If a parapet is unsafe, though, do not wait for the season. Call and we will discuss temporary steps to protect people below.
We test a small area first so you can approve the mortar color and joint style. Matching is part of the craft, and it is much easier to adjust on a test patch than on a finished wall.

Spring Creek Brick Pointing Questions

No. Repointing replaces failing mortar in the joints. Sealers coat the surface and do not fix open joints. We advise on both when the wall calls for it.
