Why Does Brick Need Repointing in Wingate?
Mortar wears out long before brick does. Rain, freeze and thaw and age erode the joints until they crumble, open and let water into the wall. Wingate has many older brick row houses and pre war apartment buildings, so a lot of mortar out there has reached that point.
Wingate is a compact area around Wingate Park, usually counted as part of East Flatbush. The buildings are brick, and the joints between the bricks are the first line of defense against water. When mortar recedes or falls out, water reaches the inside of the wall.
From the street you can spot the signs. Look for joints that are sunken or missing, mortar dust on the sill, cracks that run along the joint line and bricks that have started to loosen at corners and window edges.
Left alone, wet walls can cause interior stains, peeling paint and freeze damage that breaks the face off the brick itself. Repointing at the right time is much smaller than rebuilding.
What Is the Difference Between Pointing, Repointing and Tuckpointing?
In everyday NYC use the words overlap. Repointing means cutting out old failing mortar to a set depth and packing in new mortar. Tuckpointing usually adds a thin contrasting line for a neat look. Most facade jobs are repointing, and that is the work that protects the wall.
| Term | What it means on your wall |
|---|---|
| Repointing | Grind or cut out deteriorated joints and fill with new mortar |
| Tuckpointing | New mortar plus a thin decorative line, used for appearance |
| Patching | Filling a small area in place, which is a short term fix |
| Brick replacement | Removing damaged bricks and setting new ones before pointing |
We tell you which one your building needs. Ask about mortar matching too. Old brick can be damaged by mortar that is harder than the brick, so the mix has to be right for the wall.
How Do You Repoint a Row House or Apartment Facade?
We remove loose mortar to a consistent depth without damaging the brick, clean out the joints, pack in new mortar in layers and tool it to match the original profile. Scaffolds or lifts give access above the ground floor, and we protect windows and the sidewalk below.
On a Wingate row house the job might cover the front wall, the parapet at the roofline and the chimney. On an apartment building it can mean a full elevation, with a scaffold or swing stage. The size of that setup is one of the main things that shapes the schedule.
We keep the work area neat. Dust from cutting joints is controlled where possible, and falling debris is caught. We tell residents ahead of time about scaffold locations and any noise.
Mortar Falling Out of Your Wall?
Send us a photo of the joints. We will explain what needs repointing and what can wait.
Do Parapets and Chimneys in Wingate Need Pointing Too?
Yes, and often sooner than the main wall. Parapets and chimneys are exposed on every side to rain, wind and freeze and thaw, so their joints fail first. Loose brick at a parapet or chimney is also the type of defect that can fall to the street.
A parapet is the low wall that rises above the roof. If the mortar caps are cracked or the coping is loose, water drains into the wall from above. On older Wingate buildings we look at the coping, the top courses and the flashing where the roof meets the wall.
Chimneys are similar. The crown, the top courses and the joints all take a beating. Some are worth rebuilding above the roofline instead of pointing joint by joint.
If a chimney is no longer in use, tell us. That can change the repair plan.
What Rules Apply to Facade Work on Wingate Buildings?
Buildings taller than six stories fall under Local Law 11, the Facade Inspection and Safety Program, which requires facade inspections every five years. Scaffold and permit rules can apply to other work too. Confirm current requirements with the city before you start.
Many Wingate buildings are smaller than that, but some pre war apartment buildings nearby may be taller. If yours is, ask your engineer or manager where you stand in the inspection cycle. Repointing is often part of the repairs an inspection calls for.
Wingate has no historic district that we can confirm, so landmark approval is usually not part of the picture. If your building is individually designated, check with the Landmarks Preservation Commission first.
What Affects the Cost of Brick Pointing in Wingate?
Cost depends on the wall area, the height, whether scaffold or a lift is needed, how much mortar has to come out, how many bricks need replacing and how closely the new mortar must match. We give a written price after a free visit and inspection of the wall.
A short row house front is a small job. A tall apartment elevation needs setup that takes time and equipment. Corner buildings expose more wall than mid block ones.
Condition matters as well. If bricks behind the mortar are loose or spalled, they have to be reset or replaced, and that adds work.
When Is the Best Time of Year to Repoint in Brooklyn?
Mild, dry weather is best. Mortar needs to cure without freezing or baking in strong sun, so spring and fall are the usual choice. Repairs can happen in other seasons when conditions allow, and a leaking wall should not wait for perfect weather.
If you are planning ahead for a Wingate building, book the survey in winter so the work lines up with spring. That also gives you time to compare written estimates and to speak with your board or neighbors if the building is shared.
Ask any contractor how they protect fresh mortar during cold nights or rain. It is a good sign when the answer is specific.
After the job, watch the wall during the next heavy rain. A properly pointed wall should shed water and leave the inside face dry.
