Which Civic Center Buildings Need Brick Pointing?
The older commercial buildings do. Many were built as offices or lofts well over a century ago, and their brick and stone facades have taken decades of weather and traffic grime. Some are now apartments. Mortar joints on these walls fail from the top down.
Government landmarks around City Hall and Foley Square are managed by their agencies. We work on privately owned buildings, from older office blocks to loft conversions and the residential tower near Park Row.
A building that fronts a wide street takes wind and rain on its face. A building tucked between others has damp rear and side walls. Each pattern of wear points to a different part of the facade.
How Can You Tell Mortar Has Failed?
Look closely at the joints. Healthy mortar sits flush and feels hard. Failing mortar is sandy, recessed, cracked or missing. White deposits, damp patches and bricks that move under a finger are signs that water is entering. The table lists what to check.
| Sign | What it means | What to do |
|---|---|---|
| Sandy, crumbling joints | Mortar has reached the end of its life | Repoint the area |
| Deep gaps in joints | Water can reach inside the wall | Repoint soon |
| White powder on brick | Moisture moving through the wall | Find the water source, then repoint |
| Loose bricks | Bond has failed | Reset bricks before pointing |
| Stair step cracks | Movement in the wall | Have it inspected first |
Diagonal cracks that follow the joints can signal movement, not only worn mortar. In that case the cause comes first, and pointing follows.
How Does Repointing Work on a Taller Building?
Crews cut out loose mortar to a sound depth, clean the joints and pack in a new mix in layers. Bricks that have moved are reset first. On taller buildings the work is done from scaffolding or a swing stage, set up under the proper approvals, with protection for people below.
The new mortar should be no harder than the brick. A mix that is too hard traps water and cracks the brick faces. We match the mix to the age and type of masonry we find.
After pointing, we look at flashing, sills and copings, which are the most likely entry points for water.
Tall facades are done in sections from the top down, so new mortar is never splashed by work above it. Each section is cleaned and checked before the stage moves on.
Does Local Law 11 Apply to Civic Center Buildings?
It applies to buildings taller than six stories, and many older office buildings here are. A licensed professional inspects the facade and reports conditions. Repairs from that report often include repointing. Part of the area lies in a historic district, so confirm current rules with the city.
Part of the district falls inside the African Burial Ground and the Commons Historic District. Exterior work inside it can involve the Landmarks Preservation Commission, so ask before changing materials or appearance.
We handle the masonry repairs a Local Law 11 report calls for. Sidewalk sheds protect people below during facade work, and where the work damages the walk, we can repair it. See sidewalk violations if you hold a notice.
