Why Is the Mortar Failing on Kips Bay Buildings?
Mortar ages. Decades of rain, wind off the East River and freeze and thaw cycles wear joints down until they crumble. Kips Bay has two quite different brick stocks, older tenements and post war towers, and each shows its own pattern of failure.
Tenement walls on the side streets are old brick laid in soft lime mortar. The joints erode and let water in behind the face. Tower walls from the post war era use harder mortar, but their joints also crack at shelf angles, parapets and corners.
Sidewalk level matters too. Splash from the street and salt in winter attack the first few courses of a wall, so the base of a building often needs pointing sooner than the upper floors.
What Should You Look For on Your Wall?
Look for sandy or missing mortar, hairline cracks along the joints, loose bricks and white powder on the surface. Each of these is a sign that moisture has found a way in. This table connects what you see to what it usually means.
| What you see | What it usually means | What we do |
|---|---|---|
| Mortar that rubs off as sand | The joint has lost its binder | Grind out and repoint |
| Chalky bloom on the face | Moisture is traveling through the masonry | Trace the entry point, then repoint |
| Cracks at a parapet | Open coping or flashing joints | Repoint and reseal the coping |
| A loose brick | Mortar failure behind the face | Reset the brick and repoint around it |
Early repointing costs less than letting water rot lintels and loosen entire sections of wall.

How Is a Wall Repointed in Kips Bay?
The crew removes old mortar to a set depth, cleans the joints and packs in new mortar in layers, then tools each joint to shed water. Loose bricks are reset first. The mix is chosen to match the strength and color of the existing masonry.
Hard mortar on soft old brick causes damage. For tenements we use a softer mix. For tower brick, the mortar can be stronger, but we still match color so the repair does not stand out.
Scaffolding and swing stages are normal on buildings of any height here. Sheds protect the sidewalk, and the setup follows city requirements, which we coordinate based on what the job needs.
Is the work noisy?
Grinding out mortar makes noise and dust. We use dust control and tell building management which hours to expect it.
Are Facade Rules Part of Brick Pointing in Kips Bay?
For buildings taller than six stories, Local Law 11 requires periodic facade inspections, and pointing is a common repair that follows. Scaffold and shed permits also apply. The city decides what currently applies, so confirm for your building.
Kips Bay has many towers, including Kips Bay Towers, which makes this program relevant to boards and managers here. If an inspector classifies a condition as unsafe, the owner must act on a schedule. We carry out the masonry repairs a report calls for and coordinate with the engineer who files it.
The facts we hold show no confirmed historic district in Kips Bay. If your building has special status, ask about approvals before changing mortar or brick.
Falling mortar lands on the public sidewalk, and the sidewalk is the owner's duty under Admin Code 19-152. See sidewalk violations if the walk below needs attention too.
