Which Brick Needs Pointing in the Theater District?

How Do You Know Mortar Has Failed?

Check for gaps between bricks, sandy mortar that rubs off, cracks along joints, bricks that shift when pressed, and stains under ledges. Open joints take in water, and in winter that water freezes and pushes the face of the brick off.

How Is Repointing Done Over a Crowded Street?

Access is the central issue. Higher walls need swing stages, lifts or scaffolding with a protected walkway, and the plan has to fit pedestrian flow. We rake out the old mortar, clean the joints, fill with matched mortar in layers and tool the finish to match the wall.

Mortar for old brick must be softer than the brick. A hard modern cement damages soft old bricks. We check what is already in the wall and choose a mix that behaves like it, with a color that blends in.

Building owners above six stories should know about Local Law 11. Facade inspection reports can call for pointing and brick repair, and the inspector decides what each report says. We then price and carry out the listed items.

A theater with landmark status may need approval before its brick is touched, even though the area is not a historic district as far as we know. A landmark may need approval before masonry is altered, so ask the city first. Confirm any scaffolding or sidewalk shed rules with the Department of Buildings.
