Do Tribeca Properties Have Driveways?
Very few. The district grew from warehouses and lofts built to the lot line, and residential conversions kept that footprint. A true private driveway is a rarity. The vehicle concrete that exists takes the form of garage doors in old carriage openings, loading entrances, building ramps and the aprons that cross the sidewalk.
You may see a garage door cut into a loft facade or a recessed bay that cars pull into. Behind it is a slab, often old and patched, and in front of it an apron that meets the street. Those are the places we work.
Streets here use materials that most Manhattan blocks do not. Granite and bluestone slabs, Belgian block and raised platforms meet the apron, and a repair has to join cleanly to whichever material is next to it.
Near the Hudson, the ground is low lying and in the coastal flood zone. A garage slab or ramp there can take on water that drains toward it. We check pitch and drainage so the repair sheds water instead of collecting it.
What Are Your Repair Choices at a Garage Entrance or Loading Area?
Surface wear can be resurfaced, shallow cracks sealed, and broken aprons replaced section by section. A garage slab that has dropped or cracked through is cut out and poured new. The right choice depends on how deep the damage runs and what lies below.
- Apron edges crumbled by truck tires
- Ramp surfaces worn smooth
- Cracks across a garage threshold
- Platform to apron joints that have opened
Grip and drainage deserve as much thought as strength. A garage ramp in a rainy week or a winter freeze can turn slick, so we finish ramps with a texture that holds a tire and a shoe. We also look at where runoff goes, because water that runs into a garage ruins the slab from below.
Timing matters for residents. Condo boards and loft owners want to know when the garage closes and when it reopens. We give a day by day plan in advance so cars can be moved and deliveries rescheduled.
Tribeca is made of four historic districts, Tribeca West, East, North and South. Visible entrances on a street front may need Landmarks Preservation Commission review for materials. Check current rules with the city and the LPC before changing a street facing element.
The apron crosses the public sidewalk, so DOT is involved. Changes to a curb cut can also involve the Department of Buildings. A repair kept inside a private garage does not use the DOT sidewalk permit.
