What Kinds of Concrete Fail Around Flatbush Properties?
Back yard patios and walks at the detached houses, front paths at row houses, areaways and courtyards at pre war apartment buildings, and garage floors. They fail from settling soil, weak bases, trapped water and age. Each one shows up as cracks, tilting or a surface that crumbles.
Flatbush has a wide mix of property types. The large Victorian houses in Ditmas Park and Prospect Park South have generous yards and long paths. Brick row houses have small front and back yards. The many apartment buildings have courtyards, entrance slabs and side passages.
- Patio slabs tilting toward the house
- Cracked front walks at the step
- Broken courtyard concrete at apartment buildings
- Areaway floors that hold water
- Garage floors breaking at the door
- Crumbling surfaces that flake in layers
Water is behind many of these. A slab that tilts toward the house delivers rain to the foundation wall. Big mature trees in the leafy sections also push roots under slabs, which lifts and cracks them over time.

How We Fix It
How Do You Replace a Failed Concrete Slab?
The old slab is broken out and hauled away, the ground below is graded and compacted, and forms set the shape and slope. Reinforcement goes in where the slab needs it, then the concrete is poured, finished and left to cure. The slope should always shed water away from the building.
In Flatbush the hard part is often getting in and out. Row house yards may be reached only through the building. Courtyards at apartment buildings need coordinating with residents and the super. We plan the route for debris and materials before the first day.
Where the concrete meets a wall, step or garage door, we detail the joint so water does not get behind it. Those edges are where most first cracks appear on a poorly built slab.
What Approvals Apply to Concrete Work in Flatbush?
A private yard slab often needs no permit. Public sidewalk sections generally need a DOT permit, and larger structural changes can involve the Department of Buildings. Inside a historic district, visible work at the front of a building can involve the Landmarks Preservation Commission. Confirm current rules with the city.
Greater Flatbush contains four historic districts: Prospect Park South, Ditmas Park, Ditmas Park West and Albemarle-Kenmore Terraces. A back yard patio is rarely an issue. Front walks and areaway changes are more likely to draw attention on landmarked blocks.
If your concrete touches the sidewalk, that section is separate DOT work. We can do it in the same visit. Our guide to clearing NYC sidewalk violations explains what to expect if the flags are already under a notice.
Should I Replace Concrete Around an Old House Differently?
Older houses have older drainage and older foundations, so the new slab must respect both. We avoid burying old drain lines, keep the pitch away from the wall and leave a proper joint against the foundation. The goal is a slab that helps the house instead of loading it with water.
Victorian era houses are large, and their yards often have mature trees and uneven ground. We look at where roots run before we dig. Cutting a big root can harm a tree, and roots that are left in place can lift the new slab. That is a judgment call we make with you during the visit.
Apartment building courtyards have their own needs: drains, standpipes and entrances that need level transitions. We work around them and leave the surface easy to sweep and shovel.
How Long Should New Concrete Last in Brooklyn Weather?
Properly built concrete can last many years. Freeze and thaw is the main test in New York. A slab with a solid base, correct slope and good finish handles winter far better than one poured on loose fill. The details you cannot see decide how it ages.
De-icing salt is another factor. Rock salt is hard on young concrete, so we advise keeping it off a new pour for the first winter and using sand for traction instead. Sweeping snow off early also helps, since less water reaches the surface to freeze.
Sealing can protect a finished slab, though it is not a replacement for good drainage. If water sits on the surface, no sealer will save it. We check that the pitch works before any finish is applied.
What Affects the Price of Concrete Replacement in Flatbush?
Area and thickness, demolition and hauling, base preparation, reinforcement, drainage fixes and access decide the price. A tight row house yard with no side entry costs more per square foot in labor than an open lot. We measure on site and put the price in writing.
Two slabs of the same size can be priced very differently. One may sit on a solid base and need only a top layer removed. Another may have a base washed out by years of water, which means more digging and fill before anything is poured.
