How Does Drainage Affect Masonry Near the Water?
Water is the biggest enemy of masonry, and coastal lots collect a lot of it. Ground that stays wet pushes against walls, softens their base and freezes in winter. A good wall has drainage behind it, and a good repair fixes the reason water reached the wall.
When we rebuild a retaining or yard wall, we look at where the water comes from. Sometimes it is a downspout dumping beside the wall. Sometimes it is a slab that slopes toward it. Fixing the source often matters more than the wall itself, and we will say so at the visit.
Weep holes, a gravel backing and a firm base keep a wall from turning into a dam. Those details add to the job, but they are what keep the wall standing through the next storm season.
Which Materials Hold Up Best on a Coastal Lot?
Solid brick and dense concrete block laid on a proper footing hold up well when they are capped and drained. Soft brick, thin veneers and unprotected block absorb water and salt and deteriorate quickly. The best material depends on the wall and on how much water reaches it.
For yard walls, we usually recommend block or brick with a sloped cap, a firm base and weep holes where soil is held back. For chimneys, we match the existing brick as closely as we can, since the rest of the stack is already there. Stone works well when the wall is low and the drainage is right.
