What Masonry Work Does West Harlem Need?
Most of it is repair and partial rebuilding on older buildings. Parapets lose bricks, steel lintels rust and swell, stoop walls crack and facades bulge where water has worked behind them. Former industrial buildings near the river add large brick walls that need their own attention.
The mix of buildings here is wide: pre war apartment houses on Broadway and Amsterdam Avenue, row houses on side streets, NYCHA developments such as the Manhattanville and Grant Houses, and newer university construction. Our work is mostly on the older private buildings.
The Hudson edge near Twelfth Avenue is low lying, and we cannot confirm flooding on a given block. If a wall near the river stays wet, we check how water is entering rather than assume the cause.
When Is a Wall Beyond Repointing?
When bricks are cracked through, a section bulges or a wall leans, mortar alone will not hold it. Those walls need bricks replaced or sections rebuilt, and some call for an engineer. We say which category your wall falls in and put it on paper.
A rusted lintel is a good example. As steel rusts, it swells and pushes brick above the opening out of line. The only lasting fix is to take out the brick, replace the steel and rebuild the course above it. A coat of paint does nothing.
Parapets are similar. A parapet is a freestanding wall at the roof edge, exposed on both sides. Water enters from the top and the back, and bricks work loose. We rebuild sections, add proper capping and repoint the rest.
Is stone work part of what you do?
Yes, within reason. Brownstone steps and sills, limestone trim and block walls each need different materials. We tell you at the visit when a stone job needs a specialist.

What Shapes the Price of Masonry Work?
Scope drives price: how much wall, how high, how much must be rebuilt rather than repaired. Access and approvals add to it. We look at the wall first and then write a clear figure. The visit costs nothing.
Extent of rebuild
Resetting a few bricks differs sharply from rebuilding a parapet run.
Height
Work above the second floor needs scaffolding or a swing stage.
Materials
Matching old brick or stone takes sourcing time, and the estimate lists what we plan to use.
Engineer input
Structural walls may need a drawing, which becomes a separate line in your estimate.

Structural masonry, retaining walls and facade work can require Department of Buildings permits. Buildings taller than six stories follow Local Law 11 facade inspections. No historic district is confirmed for West Harlem. Your address may carry extra rules, which the city can confirm.
When scaffolding or a sidewalk shed is needed, it sits on public ground and has its own approvals. We explain those items in the estimate so there are no surprises.
Where masonry damage has dropped debris on the sidewalk, or cracked the flags below, the owner is responsible for the walkway. See the sidewalk violations page for the details.
