Why Are So Many South Harlem Sidewalks Lifted and Cracked?
Trees are a big reason. South Harlem has good tree cover on its row house blocks and along the wide boulevards, and roots push up flags year after year. Add heavy foot traffic, old bedding and salt, and slabs split or tilt long before they reach the end of their life.
The housing here is brownstone and brick row houses, tenements and pre war apartment buildings, with newer condo and rental buildings along Frederick Douglass Boulevard. Each type has a different frontage, so each shows a different pattern of damage.
On the row house blocks, stoops, areaways and iron fences sit right at the property line. A cracked flag beside a stoop or an areaway wall is a trip hazard for visitors and the household alike.
Where we see it most
Look near street trees, where a bulge may run across two or three flags. Look at the curb edge, where water collects and slabs sink. And look at the property line, where flags meet an areaway wall and often separate.
What We Repair
What Can We Do About Root Damage and Other Defects?
We replace the damaged flags and rebuild the base beneath them. When roots are the cause, we coordinate with the city, since street trees belong to NYC Parks. The right fix depends on the cause, so we diagnose first and then give you a written price.
| What you see | Likely cause | Usual fix |
|---|---|---|
| Flag tilted up near a tree | Root growth under the slab | Replace the flag, shape the base, coordinate with Parks |
| Slab sunk at the curb | Water washing out the base | Rebuild the base and replace the flag |
| Gap beside an areaway wall | Slab pulled from the structure | Reset or replace and seal the joint |
| Wide crack across a flag | Heavy load or weak base | Replace the flag |
| Standing water on the walk | Incorrect pitch | Re-form the pitch during replacement |
What Are Your Responsibilities for the Sidewalk Outside Your South Harlem Building?
The walk in front of a building is the owner job to keep in repair, and liability for a fall there usually lands on the owner too. Owner occupied homes with one to three families are exempt from that liability only. The city can issue violations and, in some cases, repair the walk and bill the owner.
If you have a notice, our sidewalk violation page explains the process. After repair, owners can ask the city to dismiss the violation, and we can supply the paperwork.
A street tree is city property, so its roots cannot be trimmed without sign off from NYC Parks. The Trees and Sidewalks program may assist some eligible one to three family houses, and the city can say whether yours qualifies. Confirm current rules with the city.
Parts of South Harlem sit in historic districts: Mount Morris Park, and the Manhattan Avenue and West 120th to 123rd Streets district. Landmarks review can apply to visible work there, and we plan for it.

How Does a Repair Work on a Row House Block?
We saw cut the damaged flags, break them out, correct the base and pour new concrete to the right pitch. Sections are done in turn so the stoop stays reachable. Fresh concrete is protected until it cures, and the finished walk blends in with the flags beside it.
Row house frontages are tight. Stoops, railings and areaway walls leave little room, so we protect them as we work and keep debris out of the areaway.
Where a tree pit sits in the walk, we work around it and keep the pit edge in line. Roots we find are documented with photos, and no cutting happens without approval.
On the boulevard frontages, such as Frederick Douglass Boulevard, larger apartment buildings may need longer runs of flags. We plan pours to keep an entrance open at all times.
