Why Do Basements Leak in Indian Village Houses?
Rain runoff and aging walls are the usual reasons. Indian Village is inland, so tidal flooding is not the cause. Water most often enters through worn mortar joints, cracks, window wells and gaps where the slab meets the wall, especially after heavy storms.
The area has attached and semi detached brick houses, detached one and two family homes with driveways and low rise apartment buildings. A driveway that slopes toward the house sends rain to the foundation wall, and a clogged downspout can do the same.
Window wells deserve a look too. Many brick homes have small wells at basement windows, and leaves from the street trees can clog them. When a well fills with rain, water finds its way past the frame and into the room. Clearing the well and fixing the drain at the bottom is a small job that can end a recurring leak.
Heavy rain can also back up sewers, and water then rises through a floor drain. We make no claim about any block flooding. The inspection looks at your own building.
How Do You Find and Stop the Source of the Water?
We check the walls, floor, drains, downspouts and grading outside. Then the repair is chosen to suit what we find. The table lists the common sources in homes here and the usual response so you can see where the plan is likely to head.
| Source | Sign | Common fix |
|---|---|---|
| Open mortar joints | Damp patches, white deposits | Repoint and seal the wall |
| Driveway slope toward the house | Wet wall after rain | Regrade or replace the slab |
| Clogged downspouts | Water pooling at the wall base | Extend and redirect them |
| Floor-to-wall joint leaks | Water along the base | Interior drain and sump |
| Sewer backup | Water from the floor drain | Licensed plumber and backwater valve |
Water that rises through a floor drain points to the sewer, and a licensed plumber must handle it. We tell you when that is what we see.
Do Waterproofing Jobs Need Permits?
Interior drains and wall sealing often do not touch the street. Exterior excavation, structural wall work and anything affecting the public sidewalk can need DOB or DOT permits, which we file. No historic district is confirmed here. Confirm current rules with the city.
If digging reaches the sidewalk, the owner must restore it under Admin Code 19-152. We repair the flags in the same job, and the sidewalk violations page covers any notice.
Cracks that come with water can raise a structural question, and an engineer may need to look.
If a basement is finished with paneling or drywall, we may need to open a small section to see the wall behind it. We explain that before we cut anything, and we tell you what the wall looks like once it is exposed.
