Why Do Gramercy Park Garden Levels and Cellars Get Wet?
The neighborhood has no particular flood exposure beyond heavy rain, so most dampness comes from the building and its surroundings. Cracked areaway floors, failing sidewalk slabs, old porous brick and stone, and blocked drains let water reach below grade walls.
Row houses near Irving Place and Lexington Avenue often have a garden level room with an areaway in front. The areaway floor and walls hold water against the house if they are cracked or poorly pitched.
- Cracked or tilted areaway floors
- Clogged areaway drains
- Crumbling mortar in cellar walls
- Failed sidewalk slabs beside the house
- Downspouts that empty against the wall
- Efflorescence, the white powder on damp masonry
Tree roots near the foundation can crack drains and shift slabs. They are rarely the only factor, but they are worth checking.
Pre war co ops on the avenues have deeper basements with their own drainage. Those spaces usually involve the managing agent, and we work from the building plans where they exist.

How We Fix It
How Do You Stop Water in an Old Row House Basement?
The repair follows the source. We fix the areaway floor and drain, repoint and seal the wall, repair slabs that tilt toward the house and, where needed, add interior drainage. Fixing the outside cause first prevents sealing a wall that keeps getting wet.
Old brick and stone absorb water. Sealing their inside face alone can trap moisture and make paint peel. We choose treatments that let the wall breathe where we can.
Floors that seep from below may need repair at cracks and joints. If water pressure is steady, a drain and pump system can carry it out, as long as there is a safe place for the water to go.
We also look above the wall. A cracked sidewalk or tilted patio slab next to the house can be the real culprit.
Many of these houses share party walls, so a repair on one side should not push water toward the neighbor. We plan the drainage with that in mind.
What Rules and Limits Apply to Waterproofing Here?
Sewer backups need a licensed plumber and a backwater valve, which we do not install. A structural problem may call for an engineer, and DOB permits can apply to structural jobs. A DOT permit covers sidewalk work. The Gramercy Park Historic District can affect visible exterior changes.
Most waterproofing is hidden below grade. Areaway walls, railings and front paving are visible, though, and Landmarks review can apply to changes there. Confirm requirements with the city before altering anything seen from the street.
If walls bow or crack widely, an engineer should look at them before we seal. Waterproofing cannot fix a wall that is moving.
We promise no specific result. We explain what each repair is meant to do and what it cannot do, so you can decide with clear information.
Will a coating alone stop the damp?
Seldom. A coating over a live leak peels off. Fix the water source, then treat the wall.
