Why Do Lower Levels on the Island Take On Water?
Roosevelt Island has water on every side, and its buildings have lower levels, garages and utility rooms below grade. We cannot confirm specific flood issues for any building. What we see more often is seepage through joints, cracked walls, failed seals and plaza edges that let rain run behind the structure.
The housing is mid rise and high rise complexes from the 1970s onward, with newer towers in Southtown. Older concrete has more joints that have aged and more places where waterproofing membranes have reached the end of their life.
Lower level water affects more than comfort. It corrodes equipment, damages stored property, grows mold and can stain walls with white mineral deposits as the water dries.
Tracing is slow for good reason. Water on a lower level floor can travel a long way along a slab before it appears, so the wet spot is often far from the actual entry point. We use moisture readings, dye and rain observation to follow it back.
Finding the path of the water is the real work. A damp spot on the inside may come from a crack, a failed joint, a plaza slab that pitches the wrong way or a drain that has stopped working.
What Methods Stop Water in a Large Building?
The method follows the cause. Cracks are injected and sealed. Joints are cleaned and resealed. Plaza surfaces that send water to the wall are re-pitched or replaced. Interior channels and sump pumps handle water that still gets through. We choose after tracing the source, not before.
- Crack injection in below grade concrete
- Resealing of wall and floor joints
- Floor drain channels and sump pumps
- Repair of plaza edges that shed water toward the building
- Coatings, used only after the water path is closed
Sewage backing up through a floor drain is not a waterproofing problem. That is a plumbing fault for a licensed plumber, who may fit a backwater valve.
Structural cracks that leak may also need an engineer, and DOB permits can apply. Where the work touches paving outside, other filings may apply. Check with the city for current rules, and with island management, which runs the island through the Roosevelt Island Operating Corporation.

What Decides Waterproofing Cost for an Apartment Building?
Number of leak points, size of the area and the repair method make up most of the price. A few sealed cracks cost much less than a floor channel with pumps. Access to the space and the need to keep it in use also count. Each piece is itemized in the estimate.
Leak count and size
One weeping joint is a small job. A long run of wall is a larger one.
Method
Injection, resealing, drainage and pumps each carry different labor and materials.
Use of the space
A working garage or mechanical room calls for phasing and protection.
Outside causes
If a plaza or walk sheds water to the wall, fixing it adds work but protects the repair.
