How Do We Waterproof a Row House Cellar?
Row houses share walls with neighbors, so almost all work happens from inside. We seal wall cracks and joints, add a drainage channel along the base of the wall and send collected water to a sump pump. At the front, we correct the areaway slope and clear or repair its drain.
An interior system manages water that reaches the wall. It does not stop the wall from getting wet, so sealing and repointing sit alongside it to reduce how much arrives.
For the areaway, the first move is usually the drain and the slope. If the floor pitches toward the door, rain flows into the building. We check the pitch and discuss correcting it with concrete work.
In finished spaces, we plan how to protect or temporarily remove finishes along the wall, then restore access when the work is done.
Which Limits and Approvals Apply to Waterproofing Here?
Interior waterproofing generally avoids the DOT sidewalk permit. Exterior excavation and cellar door or vault work at the sidewalk usually needs one, and structural changes can need Department of Buildings approval. When a sewer line backs up, bring in a licensed plumber, who will usually add a backwater valve. The city can confirm which rules are current for you.
Many blocks are historic districts, among them Upper West Side/Central Park West and Riverside West End. Areaway fences, steps and paving are visible features, so exterior work there may need Landmarks review. Interior work does not.
