What Does Brick Pointing Do for a Loft Building?
Pointing replaces the mortar between bricks. On a loft or office facade, that mortar is the first line of defense against rain. When joints fail, water enters behind the face, loosens the bricks and eventually reaches the interior. New mortar closes those paths.
Many buildings around Union Square date from the era when lofts and warehouses lined Broadway and the side streets. Their brick walls have seen a long run of winters. Mortar that was once firm has turned sandy, shrunk back from the brick or fallen out in patches.
Pointing does not make a wall new. It protects what is sound and buys time while larger repairs are planned.
How Do I Know My Facade Needs Repointing?
Check from the sidewalk and from inside. Look for joints that are recessed or crumbling, hairline cracks along mortar lines, white powder on the brick, water stains on interior walls and bricks that have shifted. Any of these is a reason to have the facade looked at.
| Sign | What it means | Urgency |
|---|---|---|
| Sandy mortar that rubs off | Mortar has lost strength | Plan repointing soon |
| Deep recessed joints | Mortar eroded back | Plan repointing soon |
| Loose or shifting brick | Wall face is unstable | Address promptly |
| Pieces falling to the sidewalk | Active hazard | Call immediately |
On a busy street, falling material is a serious concern. Pedestrian traffic here is among the heaviest in the city, so loose masonry above the sidewalk should not wait.

How Is the Work Done and What Does It Take?
The crew grinds or chisels old mortar out to a sound depth, cleans the joints, packs new mortar in layers and tools it to match the original profile. Damaged bricks are replaced. For a taller building, the work uses scaffolding or a hung stage over a protected sidewalk.
The mortar mix is chosen for the wall. Old brick is softer than modern brick. A mortar that is too hard forces moisture through the brick face and damages it. We test small patches for strength and color before the full run.
Sidewalk protection matters in Union Square. We plan sheds and covered walkways so people keep moving beneath the work, and we tell you what permits that requires before the first pole goes up.
How long does a repointing job take?
It depends on wall size, access and weather. We set the schedule after measuring the facade, and we state any permit timing separately.
Where Does Local Law 11 Come Into Facade Pointing?
Local Law 11 requires periodic facade inspections for buildings taller than six stories, and many Union Square loft and office buildings qualify. When an inspection finds unsafe conditions, repointing and brick repair are common fixes. Your engineer sets the findings, and the city confirms the current requirements.
Scaffolding or a sidewalk shed over the public way generally needs a DOT permit, and facade work can involve the Department of Buildings. We coordinate with your filing engineer when one is involved.
Landmarks review is a separate matter. The Ladies Mile Historic District begins north and west of the square, and nothing inside the square is confirmed. A building near that boundary should check the rules before changing mortar color or brick type.
Falling brick can lead to sidewalk notices. See our guide to sidewalk violations if one has arrived.
