How Does Local Law 11 Shape Masonry Repairs?
Buildings taller than six stories must have facades inspected on a regular cycle under Local Law 11. If the inspector finds unsafe or defective conditions, the owner must make repairs. We carry out the repair scope your filing engineer sets and coordinate with that engineer.
Facade repair usually needs scaffolding or a sidewalk shed, so DOT and DOB permits come into play. We prepare the DOT sidewalk permit and work with your engineer on the Buildings side. The city can verify the current rules and deadlines for your filing.
Work that finds hidden damage can change the scope. A wall opened for a few bricks may reveal a rusted lintel behind. We report what we find and give you a revised price in writing before going further.
Is the scaffold going to block the sidewalk?

What About Vaults, Historic Rules and Sidewalk Duties?
Sidewalk vaults sit under the public walk, so repairs involve city oversight and often an engineer. Landmarks rules may apply near the Ladies Mile Historic District. The adjoining sidewalk is a duty of the owner under Admin Code 19-152. Ask the city to confirm what applies.
