What Masonry Problems Do East Village Buildings Have?
The older tenements and row houses have the usual list: leaning parapets, rusted lintels, cracked stone sills, loose bricks and failing stoop walls. Water is the root cause in most cases, and it enters at the roofline, around openings and through open joints.
Five and six story tenements have tall facades that see wind, rain and freeze thaw cycles at every level. The ground floor holds shops with wide openings and steel beams above them. When those beams rust, the brick overhead cracks.

How We Fix It
How Is Masonry Repaired on an Old East Village Building?
We find the cause first, then rebuild what has failed. That can mean taking down loose brick, replacing a rusted lintel, rebuilding a parapet course by course, repairing a cornice and repointing around the work. Stone pieces are patched or replaced to match.
Cornices on tenements are often built of brick, pressed metal or stone. We repair the masonry ones, and when a section cannot be saved we replace it with matching material and secure it to the wall behind.
On row houses with stone trim, we repair hairline damage and replace pieces that have split. Matching the color and finish matters, since mismatched stone stands out on a block of similar fronts.
Parapet work includes a new cap and flashing, so water runs off and not into the wall. We also look at chimneys and rooftop bulkheads while we are up there.
Above the ground floor, we use scaffolding or a stage with approvals, and we plan around shop entrances.
