What Masonry Repairs Do Lower East Side Buildings Need?
The neighborhood mixes old tenements, big co op complexes and newer towers, so the work varies. Tenements need lintel and sill repairs and brick replacement. Larger buildings need facade repairs that follow an inspection report. Everything gets older each winter, and masonry hides its problems well.
The Baruch Houses and other developments near the river are managed by the city and are outside what we can offer. Private co ops, condos and rental buildings are where we do most of our work.

Tenements here were often altered in the twentieth century. Fire escapes were added, windows were resized and shopfronts were cut into the ground floor. Each change disturbed the original wall, and many left patches that now leak. When we open a wall, we often find three generations of repairs, and we explain what each one means for the new work.
Fire escape anchors deserve a mention. Rusted anchors crack the brick around them and let water into the wall. We reset or replace the masonry around an anchor when the damage is clear, and we tell you when the escape itself needs a metal contractor.
Early repair costs far less than waiting. A rusted lintel that is caught early may be treated, while one that has split the wall above needs rebuilding.

How We Fix It
How Do You Repair a Failing Tenement Wall?
We start by opening a small area to see the steel, the brick and the mortar. We then write a scope: treat or replace the lintel, rebuild the brick above it, repoint the surrounding joints and reset sills. Work goes in sections so the wall stays supported throughout.
Replacement brick is chosen to fit the old wall in size, color and texture. On older fronts this takes searching. We tell you when a perfect match is not available and show options.
Parapets and cornices are rebuilt course by course, with new anchoring where the old ties have rusted. A protected walkway runs below any work over the sidewalk.
Permit steps add two to three business days when a shed or scaffold is needed, and the repair length depends on the scope.
Does Masonry Work Here Fall Under Local Law 11?
Only for buildings taller than six stories. Several of the newer towers and some co op buildings qualify, while most walk up tenements do not. If yours does, the owner must have the facade inspected and unsafe conditions repaired. Confirm your building and current rules with the city.
The inspector is a separate professional. We repair what the report lists and price the work in the same breakdown, so a board can review it line by line.
A scaffold or shed over the public walk generally needs a permit, and structural repairs can involve the Department of Buildings. We plan that with you before work starts.
No historic district appears in our notes for this neighborhood. A building with individual landmark status would need approval before visible changes.
