What Masonry Problems Do Little Italy Tenements Have?
The problems follow the age of the buildings. Iron or steel lintels over windows and shopfronts rust and push the brick out. Stone sills crack. Cornices at the roofline loosen. Brick piers between shopfronts take hits from carts and delivery vehicles.
A tenement facade here was built with narrow window openings stacked up several floors. Each opening has a lintel over it. When the steel rusts, it expands and cracks the brick on either side, sometimes in a stair step pattern you can see from the street.
At street level, older shopfronts were altered many times over a century. Those changes left joints, patches and gaps. Water enters at those points and works upward.
How Are Rusting Lintels and Loose Brick Repaired?
First we open the wall enough to see how bad the steel is. Light surface rust can be cleaned and protected. Heavy section loss means the lintel must be replaced, and the brick above is rebuilt around it. We show you the opened area before we price the full repair.
Loose brick is removed, the opening is cleaned and replacement brick is laid in mortar that suits the old wall. Matching color and size takes a little hunting, and we will tell you when a perfect match is not available.
What about the cornice?
A cornice that sags or cracks is a falling hazard over a busy sidewalk. We recommend a closer review and a protected sidewalk if loose pieces could drop. The scope can range from resetting a few pieces to rebuilding a section.
A repair above a public sidewalk needs scaffolding or a shed, and that involves permits. We plan access before the estimate so there are no surprises.

What Drives the Price of Masonry Work Here?
Extent of the damage
A few loose bricks cost far less than a full lintel replacement that needs the wall opened.
Height of the repair
Work above the second floor needs scaffolding or a lift, which adds to the scope.
Matching materials
Old brick and stone can be hard to match, and the search takes time.
Street level constraints
Shops and dining below affect scheduling and how we protect the sidewalk.
Each job is priced after we see the wall. The estimate separates the repair from the access cost.

How Long Does a Tenement Masonry Job Take?
A small repair may take a few days. Lintel replacement and cornice work run longer, and sheds or scaffolds need permit time of two to three business days. We stage the work so shop entrances and dining areas are interrupted as little as possible.
Inspect
We study the facade from the street and, where possible, up close.
Open up
If needed, we open a small area to see lintel and brick condition.
Estimate
You receive a written price and a plan for access.
Repair
Lintels, brick and stone are repaired or replaced to the scope.
Close out
We clean the site and take down the access equipment.
Do Masonry Repairs in Little Italy Need City Approval?
Scaffolds and sheds over the public sidewalk generally need permits, and structural repairs such as lintel replacement or cornice rebuilding can involve the Department of Buildings. Any building above six stories falls into the Local Law 11 facade program. Confirm current rules with the city.
The blocks around Mulberry Street have no historic district we can confirm. A building with its own landmark status would need approval for visible changes.
Many walk ups here are shorter than the six story line, but a taller building on the block may need the facade program. Your managing agent or the city can confirm which applies to you.
