What Masonry Problems Do NoHo Buildings Have?
NoHo's lofts and warehouses are built of brick and stone, often with cast iron elements, and they are old. Their masonry fails through open joints, loose brick, rusted steel lintels, leaning parapets and cracked stone. On a street full of pedestrians, anything loose overhead is a safety concern.
Many of these buildings have been converted to residential co ops and condos, and a few row houses, including Colonnade Row, stand among them. The Public Theater, the Merchant's House Museum and the Bayard Condict Building show the range of masonry styles in the neighborhood.
- Steel lintels rusting and pushing brick upward
- Parapets that lean or have lost coping
- Brick bulging away from the wall
- Stone cornices with cracked or loose sections
- Mortar joints open around window frames
- Junctions between brick and cast iron that leak
The junction between brick and cast iron deserves special attention. The two materials expand and contract differently, so the joint between them opens over time and lets water in.

How We Fix It
How Do You Repair Masonry on a Loft Facade?
We set up safe access, open up the damaged area, replace failed brick or stone, repair or replace corroded steel and rebuild the wall to match. Joints are then pointed and the area cleaned. The most urgent items, the ones that could fall, are done first.
A leaning parapet is usually rebuilt starting at the roofline. Lintels are opened, the steel treated or replaced, and the brick above rebuilt. Where stone is cracked, we repair it with compatible material or replace sections if the damage is too deep.
The mix of brick, stone and iron on one facade means no single method fits. We plan each repair for the material in front of us and tell you where a specialist, such as a cast iron restorer, might be needed.
Access over the sidewalk is a large part of the plan. We describe sidewalk protection or scaffolding in the estimate so you can see what the setup involves.
How Do Landmarks Review and Local Law 11 Affect Masonry in NoHo?
NoHo has two historic districts, where Landmarks review can apply to exterior work. Buildings above six stories also fall under Local Law 11, and unsafe findings must be corrected. Confirm current rules with the city for your building, since the details depend on your address.
The NoHo Historic District and NoHo East Historic District cover much of the area. In those districts, the original materials and details are part of what is protected. We aim to match brick, stone and mortar, and we help assemble what the city may request.
Local Law 11 inspections are done by a qualified professional, not by us. We carry out the masonry repairs the report lists and work with your engineer on details.
Scaffolds and sheds need approvals, and the ground under them matters in NoHo, where vaults run under many sidewalks. See sidewalk repair in NoHo for the surface side.
Can the work be phased?
Yes. We rank repairs by safety and plan stages that fit your budget or reserve fund.
