Do Harlem Properties Have Driveways?
Almost none. Central Harlem is made of row houses, tenements, pre war apartment buildings and newer mid rise buildings, nearly all built to the lot line. When people here ask about driveways, they usually mean a garage entrance, a loading area or a curb cut apron.
That is useful to know before you call anyone. A company that sells you a driveway job at a row house with no space for one is not helping you. We look at what you actually have and price that.
- Cracked apron where a garage entrance crosses the sidewalk
- Broken slab at a loading area behind a building
- Sunken parking slab in a courtyard or rear lot
- Worn ramp leading to a basement garage or service entrance
- Curb edge chipped by trucks and delivery vehicles
- Water pooling at the foot of a ramp
Larger buildings along the boulevards and on West 125th Street may have service entrances that see regular truck traffic. The concrete there takes more load than a car, so thickness and base matter.

How We Fix It
How Do You Repair an Apron, Ramp or Parking Slab?
We cut out the failed concrete, rebuild the base, form to the correct slope and pour new concrete rated for the traffic it gets. Aprons that cross the sidewalk go through the DOT permit step. Many jobs take about one to two weeks.
Small chips and shallow cracks on a sound slab can be patched. Slabs that have sunk or broken through are replaced. We tell you which applies after we check the base underneath.
Ramps need extra care. The slope must shed water and still let tires grip, and the bottom edge should not collect runoff. We form the surface and finish it for traction.
If your garage has to stay in use, we pour in sections where the site permits and leave one lane open.
What Rules Apply to Aprons and Garage Entrances in Harlem?
An apron crosses the public sidewalk, so work there generally needs a DOT permit, which we file. Curb cuts and structural changes may bring in the Department of Buildings. A slab entirely inside a rear lot or garage court skips the sidewalk permit. Harlem rules shift, so ask the city what applies at your address.
Owners must keep the sidewalk beside their property in repair, and that covers the apron. If DOT cites a broken apron, treat it like any other sidewalk defect. Our sidewalk violations page explains the steps after a Harlem notice.
Do landmark districts matter?
Harlem has the Mount Morris Park, St. Nicholas, Central Harlem West 130th to 132nd Streets and Dorrance Brooks Square historic districts. A garage entrance facing a landmarked street may need LPC review for visible changes. Ask the city first.
Who handles Local Law 11 buildings?
A pre war Harlem apartment house above six stories falls under Local Law 11. Garage ramp walls and entrance piers can show up on its facade report, and we can handle the masonry side.

FAQ
Harlem Driveway Questions
We repair garage entrances, aprons, loading areas, courtyard slabs and ramps. Few properties here have a true private driveway.
Owners must maintain the sidewalk beside their property, which includes the apron. Confirm current rules with the city.
Partly. We stage the pour in sections where the site allows, so one lane can stay open.
Where the apron meets the public sidewalk, a DOT permit generally applies and we file it. A new curb cut or structural change can add DOB permits, and we tell you which ones fit your site.
