What Concrete Fails on Harlem Properties?
Harlem has brownstone and brick row houses, tenements, pre war apartment buildings and NYCHA developments, so the concrete we replace varies. Small areaway and yard slabs behind row houses fail most, along with courtyard paving and service walks at larger buildings.
Row house lots are narrow. The front areaway sits below the stoop, and the rear yard is a small rectangle, often with a basement door. Water that lands on those slabs has nowhere to go but toward the house if the surface tilts the wrong way.
- Areaway slabs cracked or pitched toward the basement door
- Rear yard concrete that has sunk and holds water
- Courtyard paving broken by roots or settling
- Service walks beside apartment buildings that have crumbled
- Old patches that have come loose
- Surface flaking from winter salt
Many older Harlem buildings have gone through decades of patching. At some point a new slab is cheaper than another patch, and we say so when we see it.

How We Fix It
How Is Old Concrete Replaced in a Tight Harlem Lot?
On a Harlem job the crew saws and breaks out the failed slab, trucks the debris off, tamps a new base and pours into forms. In narrow row house lots, material often has to be carried through the building, so we plan the route and protect your floors. Most jobs run about one to two weeks.
We check the pitch before the pour. Areaway slabs should shed water to a drain or toward the street, and yard slabs should move it to the lot edge. Getting the slope right matters more than any other detail.
Edges where new concrete meets stoop bases, walls and fences are shaped so water cannot sit in the joint. We also look at the wall above the slab, since a stained or damp wall points to a drainage problem.
A broom finish gives traction in wet weather. Edges are rounded so they resist chipping, and curing is protected until you can use the surface.
Which Rules Affect Concrete Work in Harlem?
New paving in the public right of way generally needs a DOT permit, and we file it. Slabs set wholly inside your lot skip that permit, though retaining walls and structural work can call for DOB permits. Several Harlem districts add landmark review, so check the latest city rules.
Owners must keep the sidewalk beside a Harlem property in repair under Admin Code 19-152. Our sidewalk violations page covers what follows a DOT notice.
Where do landmark districts come in?
Strivers' Row, Mount Morris Park, a run of West 130th to 132nd Streets and Dorrance Brooks Square carry landmark status. If you own on one of them, ask about LPC approval before you change visible paving, areaway floors or entrances.
What about NYCHA and large buildings?
Property managers can ask us to price courtyard and walkway replacement as one scope. Access and scheduling are planned with the manager first.
