What Foundation Problems Do Bronxwood Houses Have?
The common ones are cracks in poured or block walls, flaking parging on the outside, and gaps where the wall meets the floor. Bronxwood is inland with no particular flood exposure beyond heavy rain sewer backups, so most trouble comes from age, drainage and soil movement.
The houses are detached and semi detached one and two family homes, many with driveways close to the side walls. Water from a driveway that slopes toward the house can end up at the foundation.
Cracks come in different types. Hairline vertical ones are common in older concrete and often stable. Horizontal cracks and stair step cracks in block deserve closer attention.
Which Crack Pattern Calls for Which Response?
The pattern tells you a lot. A thin vertical crack that has not changed is usually minor. A horizontal crack or one that widens can signal pressure or movement. The table shows how we read the common patterns, though we always confirm on site.
| Crack | Common reading | Typical next step |
|---|---|---|
| Thin, vertical, unchanged | Shrinkage or old settling | Seal and monitor |
| Horizontal along a block wall | Pressure from soil or water | Inspection, possibly an engineer |
| Stair step in block or brick | Uneven settling | Inspection before repair |
| Widening over months | Active movement | Engineer review |
We promise no outcome from a repair. We promise a clear explanation of what we found.
How Is a Foundation Repaired?
The repair follows the cause. Stable cracks are cleaned, filled and sealed. Failed mortar in stone or block is repointed. Water at the wall is handled through drainage changes. Where the wall itself has failed, sections are rebuilt, often with an engineer involved.
Outside the house, we look at gutters, downspouts and the slope of the ground and the driveway. Fixing those can do more than any patch on the inside.
Inside the basement, look at the spots where pipes and wires pass through the wall, around windows and along the floor line. Those openings are weak points, and sealing them is a small job that often solves a damp corner.
Parging, the cement coating on a foundation wall, flakes off with time. Renewing it protects the wall below, though it does not fix a structural crack.
When Do You Need an Engineer or Permits?
When the problem is structural, expect a licensed engineer and DOB permits to enter the picture. A bowing wall, a widening crack or sloping floors above are warning signs. Check with the city for your address, and we will say where the line falls for your house.
A sewer backup is a different problem. It needs a licensed plumber and may call for a backwater valve. Water that rises through floor drains after heavy rain often points there.
A historic district is not confirmed for Bronxwood on our list, but a landmarked house may need LPC approval for exterior changes.
Owners must keep the sidewalk in front of the house in repair under Admin Code 19-152. If you have a sidewalk notice, read our sidewalk violations page.

Not always. Poor drainage and failed mortar are common causes, and both are fixable.
Yes. A drive that tilts toward the house sends water to the wall. Correcting the pitch can help.
