We start by looking at the cracks, the grade outside and the drainage. Minor cracks may be sealed and monitored. Larger movement may need wall repair, drainage work or structural support. When the problem looks structural, we recommend a licensed engineer before any major repair.
Water is a common cause, so we check gutters, leaders, the slope of the ground and the sidewalk beside the building. A sidewalk that pitches toward the wall can feed water into the foundation, and fixing that can be part of the solution.
Repairs may include sealing and injecting cracks, repointing foundation masonry, rebuilding a failed section of wall or adding drainage at the base. We explain each option and its limits. We do not promise outcomes, because soil and structure vary.
