How We Fix It

How Is a Wet Basement Waterproofed?

First we find where the water enters. Then we choose the fix: sealing and repointing walls, interior drainage that carries water to a sump, exterior sealing where excavation is possible or fixing the surface water that feeds the problem. Many jobs combine more than one method.

Interior drainage collects water at the floor edge and sends it to a sump pump, which lifts it out. It keeps the floor dry but does not stop moisture at the wall. Exterior work stops water before it reaches the wall, but on a tight Manhattan lot, digging may not be practical.

We check the simple causes first. A downspout that dumps water beside the wall or a sidewalk sloping toward the building can add thousands of gallons over a year. Correcting the grade at the sidewalk is sometimes part of the answer.

We also explain what waterproofing cannot do. Sewer backups are not a waterproofing issue. They need a licensed plumber and may need a backwater valve.
