Why Do Basements Get Wet in Washington Heights?
This is mostly high ground, so a rising water table is not the typical cause. Basements here get wet from heavy rain running down steep streets, failing sidewalks and yard slabs that tilt toward the building, clogged drains and aging walls with open mortar joints.
A neighborhood on a hill sends water downhill fast. When a storm hits, the runoff runs along streets and across walkways and finds the lowest door, vent or crack. Garden level and cellar spaces on the downhill side of a block feel it first.
Older stone and brick below grade also absorb moisture through the walls, which shows up as white powder, peeling paint and a musty smell. That is seepage rather than a flood, and it needs a different repair.
How Do We Tell Where the Water Is Coming From?
We trace the path from outside in. Leaks can start at the roof drain, the sidewalk, a courtyard slab, a wall joint or a broken pipe. The table matches common signs to likely sources, though only an inspection confirms them.
| Sign inside | Likely source | Usual fix |
|---|---|---|
| Wet wall after rain | Open joints or a sloped slab outside | Repoint and regrade |
| White powder on masonry | Moisture moving through the wall | Seal and improve drainage |
| Water at the floor edge | Wall to floor joint seepage | Interior drainage channel |
| Dripping from above | Pipe or roof leak | Call a licensed plumber |
A sewer backup is a different problem. That belongs with a licensed plumber, who may fit a backwater valve. If your water is not a waterproofing issue, we say so.
Does Waterproofing Need a Permit or an Engineer?
Sealing and drainage work may not. Structural repairs, wall rebuilds and anything that changes the building can need Department of Buildings permits and a licensed engineer. Anything done on the public sidewalk usually goes through DOT first. Check the current rules with the city first.
In a large apartment building, the board or managing agent decides how basement work is scheduled and who pays for it. We provide a written scope that a board can review without a site meeting.
Two historic districts, Jumel Terrace and Audubon Terrace, lie inside the neighborhood. Waterproofing below grade is usually less visible, but exterior changes to the facade or entrance can require Landmarks review.
If the source of the water is a damaged sidewalk in front of the building, repairing that sidewalk is part of the cure. Our sidewalk violations page explains what an owner needs to know.
Can waterproofing be done from the outside?
It can, but digging along a wall in a built up block is hard. Interior drainage and sealing, combined with fixing the surface slope outside, is often the practical answer.

The Work
What Does a Waterproofing Repair Involve?
First we find the source. Then we correct what lets water in, seal or drain what remains and check that the cellar stays dry through the next heavy rain. Not every job needs digging, and we say so when a smaller fix will do.
Trace
We follow stains and moisture back toward their source.
Written estimate
The scope lists exterior fixes, wall sealing and drainage separately.
Outside first
Slabs, flags and joints that feed water to the wall are corrected.
Inside work
Walls are sealed and, where needed, an interior drain is installed.
Test
We review the space after rain and walk through results with you.

FAQ
Washington Heights Waterproofing Questions
Moisture is likely moving through the walls. We look for the source outside and seal the wall where it makes sense.
No. Many cellars here do not need one. We recommend one only when water collects below the floor line.
A licensed plumber handles that, and a backwater valve may be part of the answer. We point you there when it fits.
Yes. The estimate names each item so a board can compare and vote.
