What Foundation Problems Affect Two Bridges Buildings?
Older buildings near the East River can show cracked cellar walls, floors that slope, doors that stick and damp at the base of the wall. Low ground and groundwater are the usual stress. The cause is often water, not age alone.
Two Bridges sits between the Brooklyn Bridge and the Manhattan Bridge. Tenements here were built long ago on filled, low lying ground. The waterfront blocks flooded in Hurricane Sandy, and damp soil can wash fines out from under footings or soak masonry foundation walls for years.
- Cracks wider than a pencil line in cellar walls
- Stepped cracks in brick above grade
- Floors that tilt or feel soft
- Doors and windows that bind in their frames
- White mineral crust on foundation walls
- Mortar missing from stone or brick below grade
Not every crack is serious. Many are old shrinkage cracks. The ones that grow, open at one end or show offsets from side to side deserve closer attention.

How We Fix It
How Do We Approach a Foundation Repair?
We inspect the walls inside and out, look at drainage and soil conditions, and decide whether the issue is a surface problem or a structural one. Surface cracks and failed mortar get repaired. Structural movement goes to a licensed engineer, and we do the work the engineer specifies.
For masonry foundation walls, we repoint joints, rebuild damaged sections and seal cracks. Moisture is dealt with at the source where possible, so the wall stops taking in water.
If a wall has moved, we do not guess. A structural engineer can measure the movement and write a repair plan, and the city may require Department of Buildings permits for the work. We promise no outcome on structural matters, only careful work to the plan.
Access in a tenement basement is tight. We plan material handling and debris removal around stairs and narrow doors, and we protect finished areas.
Which Rules Apply to Foundation Work in Two Bridges?
A licensed engineer and Department of Buildings permits may come into a structural foundation repair. Work that touches the public sidewalk, such as excavation beside the building, generally needs a DOT permit. Confirm current rules with the city before any digging starts.
We file DOT sidewalk permits and DOB permits when a job needs them, and we say so at the estimate. If a sewer backup is part of the story, a licensed plumber and a backwater valve are the right answer, not foundation work.
A designated landmark would add review steps, so check with the city about your lot.
The sidewalk beside your building is your responsibility as owner under Admin Code 19-152. Digging along a wall often breaks flags, and replacing them is part of finishing the job. Read about sidewalk violations if a notice is already involved.
The city is planning waterfront resiliency work. Does that fix my foundation?
The city has a coastal resiliency project planned for this stretch, but we cannot say how it affects an individual building. Do not assume it will solve damp or movement inside your walls.

FAQ
Two Bridges Foundation Questions
Many are not, but growing, stepped or offset cracks can be. We inspect and tell you whether an engineer should review.
Yes. When the problem is structural, a licensed engineer defines the repair and we carry it out.
Not by itself. Water entry and structure are related but separate, so we look at drainage and moisture too.
Structural work may need DOB permits, and excavation by the sidewalk generally needs DOT approval. We file when the job requires it.
