What Damages Sidewalks in Two Bridges?
Two Bridges sidewalks take hard use. Foot traffic is steady, delivery carts roll over the same flags all day, and the waterfront side sits low and wet. Cracks, sunken squares and broken corners are the most common problems we see on blocks like these.
The neighborhood runs along the East River below the Lower East Side and east of Chinatown. Streets such as Madison Street, Henry Street, Cherry Street and Catherine Street carry residents of tenements, large housing developments and newer waterfront towers. Each frontage wears differently.
- Cracked flags near tenement entrances
- Squares that have dropped below the curb line
- Edges lifted enough to catch a shoe or a wheelchair caster
- Broken corners where trucks climb the curb
- Standing water on low flags after rain
- Patches of old asphalt over failed concrete
Near the Chinatown edge the sidewalks are crowded from morning to night. Concrete here gets cracked by repeated loads and then worked loose by water working in underneath.
Close to the river the ground is low. The area flooded in Hurricane Sandy, and low ground tends to hold moisture beneath a slab. That moisture softens the base and lets flags settle unevenly.

A one inch lip is enough to cause a fall. Give us the address and we will come and measure the lip.
How We Fix It
How Do We Replace a Broken Sidewalk Here?
We mark the damaged squares, saw cut clean lines and break out the old concrete. The crew then regrades the base, sets forms to the right pitch and pours new flags. Replacement work on a typical job takes one to two weeks, depending on what the estimate covers.
Rebuilding the base matters as much as the pour. If wet soil sits under the old slab, new concrete poured over it will sink again. We dig down to firm ground and compact before any forms go in.
Joints are cut at regular spacing so the slab can move without cracking. The surface is broom finished for grip, and the pitch is set to send water toward the street, not toward a building wall or a doorway.
On blocks with heavy pedestrian flow we plan the pour in sections. People get a clear path past the work site, and shop and building entrances stay reachable as much as the job allows.
What Are the Sidewalk Rules in Two Bridges?
The owner of the property next to the sidewalk must keep it in repair under Admin Code 19-152. DOT can issue a violation, and sidewalk work in the public right of way generally needs a DOT permit. We file that permit for you. Confirm current rules with the city.
Liability is a separate question. Most owners can be held liable if someone is hurt on a defective sidewalk under section 7-210. The one exception is an owner occupied home of one to three families. Tenement and housing complex owners should treat the sidewalk as their responsibility.
If you received a notice, read our guide to sidewalk violations. After a violation is repaired, an owner can ask for it to be dismissed. The city can also make the repair itself and bill the owner, which is rarely the cheaper route.
Our team works on each Two Bridges job as a private contractor. We are not affiliated with NYC DOT.
Does Two Bridges have a landmark district?
None is confirmed that we know of. If your lot is near a landmark building, check with the city before you choose finishes.
