Townhouses and older co ops often have stone or brick foundation walls that are a century old or more. Typical signs are cracks in the cellar wall, mortar loss below grade, damp patches, floors that slope and doors that stick. Water exposure and age are the common causes.
Most of the neighborhood has no particular flood exposure beyond heavy rain. The blocks beside the East River edge are bordered by the FDR Drive, and the ground there can hold water differently from the blocks up near Fifth Avenue.
Mature street trees add a factor on some side streets. Roots seek moisture and can disturb ground near footings, though the tree is rarely the only cause.
Mansions and large townhouses have deeper cellars and heavier masonry. Smaller issues there can still be costly to leave alone.
Vibration and nearby construction are another thing owners ask about. Excavation on a neighboring lot can coincide with new hairline cracks. We cannot name the cause for you, but we document what we see, and an engineer can compare it against a record of the building before work next door began.
Interior clues matter too. Plaster cracks over doorways, a mantel that no longer sits level and a stair that pulls from the wall can all point to movement below.

Surface cracks and failed mortar are within our masonry scope. Movement in a foundation wall or footing needs a licensed engineer, who defines the repair. Structural work may require Department of Buildings permits, and landmark districts can add review. The city can confirm current requirements.

Foundation work happens below grade and out of sight, but excavation in front of a townhouse can involve the areaway, fence and stoop, which are visible.
