Why Are Kensington Sidewalks Lifting and Cracking?
Trees are a major reason. Kensington has good tree cover on its residential blocks, and roots of large street trees push flags up and open joints. Add freeze and thaw, driveway crossings and heavy foot traffic on Church Avenue, and the concrete wears out faster than the owners expect.
Ocean Parkway is the neighborhood's best known street, with tree lined malls holding many large trees beside the roadway. Blocks close by share that canopy, and where a mature tree meets a narrow strip of pavement, the pavement loses.
The housing shapes the problem as well. Pre war apartment buildings sit along Ocean Parkway and Church Avenue, detached and semi detached houses fill many side streets, and brick row houses appear here and there. Houses with driveways have aprons that crack under cars.
How Do You Repair a Sidewalk Beside a Large Street Tree?
We remove the raised flags, shape the pit edge so the tree keeps its space and pour new concrete to DOT specifications for thickness, slope and finish. We do not cut roots. Street trees belong to NYC Parks, and cutting roots without approval is not allowed.
The work depends on how much the tree has moved the ground. Sometimes lowering the flags and rebuilding the base is enough. Other times the pit has to be enlarged or the slope changed so the flags ramp over the root without a trip edge. We explain the choice on the visit.
| Problem in Kensington | What we do |
|---|---|
| Flag lifted by a street tree root | Replace the flag and reshape the pit edge |
| Cracked apron at a driveway | Rebuild the apron for vehicle loads |
| Worn joints on Church Avenue | Replace worn flags in front of the store |
| Sunken utility patch | Rebuild the base and repour the flags |
| Open DOT violation | Repair every listed defect and keep the records |
If a city tree lifted your sidewalk, ask NYC Parks or 311 about the Trees and Sidewalks program before paying yourself. It may cover eligible one, two and three family homes.

Who Is Responsible for Sidewalk Repair in Kensington?
The property owner. NYC Administrative Code section 19-152 requires owners to install, repair and maintain the sidewalk in front of their property, and next to it on a corner lot. Confirm the current rules with the city, because programs and procedures change.
Liability for injuries works differently. Under section 7-210, most owners can be held liable if someone is hurt because of a poorly kept sidewalk. Owner occupied one, two and three family homes used only as residences are an exception, though the repair duty still applies.
That exception covers many Kensington houses. It does not cover the pre war apartment buildings along Ocean Parkway and Church Avenue, or the stores. Their owners and managers carry the full liability, and they tend to fix defects fast.
Corner lots deserve a warning. Owners are responsible for the side street frontage as well as the front, so the square footage can double. We measure both sides on the free visit.
What Should You Do About a DOT Sidewalk Violation in Kensington?
Have a licensed contractor repair every defect on the notice. If the defects are not fixed, the city can do the work and bill you, and unpaid bills can become a lien. After a proper repair, you can ask DOT to inspect and dismiss the violation. Confirm the current process with DOT or 311.
Open violations can turn up in a title search, and Kensington's mix of houses and apartment buildings sees regular sales and refinancing. A clear record helps the closing go through on time.
We repair the defects, file the DOT permit and keep photos and permit records. That paperwork is what you attach to a dismissal request.

What Affects the Cost of Sidewalk Repair in Kensington?
Cost follows the square footage, the number of flags, tree root work, driveway aprons, curb work, permits and access. We never quote by phone. You get a written price after a free visit, when we can see the sidewalk and the trees.
- Frontage length and whether the lot is on a corner
- Number of flags to break out and replace
- Shaping around street trees
- Apron work where a driveway crosses the sidewalk
- Curb repair, which often goes along with sidewalk work
Busy sidewalks add scheduling. On Church Avenue and Coney Island Avenue, we plan the pour around store entrances so people can still get in.
