What Wears Out Sidewalks in Murray Hill?

Murray Hill sidewalks face three pressures at once: tree roots on the row house blocks, constant foot traffic from the Grand Central side, and the weight of deliveries along Park, Lexington and Third Avenues. Heaved flags and cracked corners are the problems we see most.

On the side streets, brownstone and brick row houses stand shoulder to shoulder with carriage houses, and mature trees line the curb. Roots lift the flags in front of one house and leave a trip edge at the property line. Water collects behind the raised edge and freezes.

The avenues are different. Pre war co ops on Park and Lexington have long frontages with heavy foot traffic, and post war towers on the eastern avenues have delivery entrances where vans stop all day. The flags crack under those loads.

Many row houses also have an areaway between the stoop and the sidewalk, bordered by iron railings. The concrete where the railing meets the walk is a common failure point, because water creeps down the post and breaks the slab around it.

Who Is Responsible for a Sidewalk in Murray Hill?

Admin Code 19-152 makes the owner responsible for keeping the sidewalk next to the property in repair. Liability for injuries on it usually falls on the owner as well. Owner occupied one to three family homes are the exception to liability under 7-210, so a single family row house owner is treated differently from a co op or tower.

When DOT finds a defect, it can issue a violation, or the city can repair the sidewalk and bill the owner. Once the repair is finished you can ask for the violation to be dismissed. Please verify current rules with the city for your lot. Our sidewalk violations page explains the order of events.

The street trees are NYC Parks property, and cutting their roots takes approval. If a tree is lifting your flags, the repair has to work around it. The Trees and Sidewalks program may help eligible one to three family homes, which is relevant on the row house blocks.

Murray Hill has two historic districts, Murray Hill and Sniffen Court. Landmarks Preservation Commission approval can apply to some exterior work in a historic district, so ask the city before you change materials in front of a landmarked house.

Cost

What Affects the Price of Sidewalk Repair in Murray Hill?

The price depends on how many flags need work, whether a tree pit or root is involved, how much concrete must be broken out, and what permits apply. We measure on site and put the full figure in writing, so there are no surprises after the crew starts.

Number of flags

A single corner flag costs far less than a whole frontage. We count what has to come out.

Trees and roots

Working near a street tree needs more care, and approvals may be involved.

Areaway and railings

Concrete around iron posts takes hand work, and railing resets add time.

Permits

DOT permits for sidewalk work are filed by us, and DOB permits when a job reaches a structure.

Want a number for your frontage? We visit, measure and write it down at no cost.

  3. Permit filing
