What Goes Wrong With Stoops in Murray Hill?

Murray Hill's row house blocks have stoops, areaway stairs and iron railings, and water attacks all three. Stone treads wear smooth, joints in brick cheek walls open, and rail posts rust at the base. The result is steps that feel uneven or railings that move when gripped.

Brownstone and brick row houses, and carriage houses on the side streets, usually have a flight of steps up to the parlor floor and sometimes a smaller set down to an areaway. Both sets face the sidewalk, so they take rain, salt and foot traffic from the street.

Brownstone is a soft stone. When water gets into it and freezes, the surface flakes off in thin layers. Steps that were crisp a generation ago become rounded and pitted, and a worn edge is easy to slip on.

Pre war co ops on Park and Lexington Avenues have entrance steps of their own, often wider and in harder stone, but they too need attention at the nosings and the rails.

Do Murray Hill Stoops Need Landmarks Approval?

They can. Murray Hill has two historic districts, the Murray Hill Historic District and the Sniffen Court Historic District, and Landmarks Preservation Commission approval can apply to exterior work there. Like for like repair is treated differently from a change in design or material. Confirm current rules with the city.

Steps wholly inside your lot skip the DOT sidewalk permit. Structural work on a stoop can involve the Department of Buildings, and stoops that project over the sidewalk raise further questions. We tell you at the visit what we think applies.

Admin Code 19-152 makes the owner responsible for the sidewalk at the foot of the stoop. If those flags are cracked, we can repair them on the same visit. Owner occupied one to three family homes are the exception to injury liability under 7-210.

Buildings above six stories, such as some co ops on the avenues, fall under Local Law 11 for facades. Entrance work can be coordinated with that.

Can I replace brownstone with concrete?

In a historic district that is a question for the city, and approval is unlikely for a visible change. A repair with matching stone or a compatible patching material is the usual route.

What Affects the Price of Stoop and Steps Repair?

Price depends on the material, how many steps are damaged, whether the structure under them is sound and how much railing work is needed. Restoration of stone costs differently from concrete patching. We inspect, then write the scope down so you know what you are paying for.

Material

Brownstone, brick, granite and concrete each call for a different repair method.

Number of steps

One chipped tread is minor. A full flight is a larger job.

Structure beneath

If the stoop base has failed, the work goes deeper than the surface.

Railings

Resetting posts and finishing around them adds time but fixes the wobble.
