Where Does Concrete Replacement Fit in Gowanus?
Gowanus has a great deal of paved private ground: rear yards behind row houses, loading areas at former factories, small lots beside warehouses and areaways at building entrances. Concrete on these spots cracks and sinks under trucks, water and age.
The neighborhood runs along the canal, with Park Slope to the east and Carroll Gardens to the west. Its mix of old industrial buildings, brick row houses and new towers means concrete work comes in many sizes. A small yard slab behind a Union Street row house is a different job from a loading apron at a warehouse on 3rd Avenue.
Ground near the canal is low and damp, and heavy rain can back up sewers and flood streets. Slabs poured on poor fill move, and water that has nowhere to go stands on the surface. That is why the base and the slope matter as much as the concrete itself.
Where a slab meets a building wall, drainage is the first thing we check. A slab that tilts toward the wall pushes water at the foundation.
When Is a Gowanus Slab Past Patching?
When the surface has sunk, when cracks run through and lift on one side, or when the concrete crumbles at the edges. Patching a slab in that state lasts a season. Replace it when the base underneath has failed, since new concrete on the old base will fail too.
Loading slabs fail from weight. A truck that turns on the same spot every day breaks the concrete and squeezes out the base. Yard slabs fail from water, freezing and the roots or stumps that once stood nearby.
We break out the failed section, remove soft or contaminated fill, and rebuild. On sites near the canal, we ask about the history of the ground before digging, and we follow the rules for handling soil that the site or the city may set. Owners who know of past industrial use should tell us early.

Cost Factors
What Affects the Cost of Concrete Replacement in Gowanus?
Area, thickness and base work drive the price, along with demolition, hauling and access. A thin yard patio and a slab that must carry trucks are not priced alike, so we measure the site and write down the scope before any work starts.
Slab thickness
A loading area needs a heavier slab than a garden path.
Demolition and hauling
Old concrete has to leave the site, and access affects that cost.
Base and drainage
Soft or wet ground needs digging out and compacting before the pour.
Reinforcement
Slabs that carry weight may need steel inside.
Process
How Do We Replace a Slab?
We measure the area, give a written price, break out and haul the old slab, rebuild the base, set forms and pour. Then we finish the surface and protect it while it cures. Work that reaches the public walk includes the DOT permit, which usually takes two to three business days.

What Should You Know About Areaways and Entrances?
Areaways and entrance slabs sit where the building meets the sidewalk, so they mix private property and public space. Cracked slabs there let water into cellars and create trip hazards. Repairs need care around the wall, the door and any vault or grating.
Some Gowanus buildings have small areaways or cellar doors at the front. Water that pools in them gets into the basement. We rebuild the slab with a pitch that leads water to a drain or away from the wall.
Where an areaway touches the public sidewalk, the sidewalk part generally needs a DOT permit, and we file it for the jobs we do. Work entirely on private property does not need the DOT sidewalk permit, though structural work can need Department of Buildings approval.
What Can Owners Do to Help New Concrete Last?
Keep heavy vehicles off the new slab until it has cured, direct downspouts away from it and keep the surface clear of standing water. Good habits after the pour matter almost as much as the pour itself, especially on damp ground near the canal.
De icing salt is hard on young concrete, so use it sparingly in the first winter. Sweep the surface clear of debris that holds moisture. If the slab is a loading area, mark where trucks should stand so the same spot does not take every load.
We also suggest checking the slab after the first heavy storm. Standing water in the same place each time means the slope may need adjusting, and it is better to hear about that early.
How Long Does Concrete Replacement Take on a Gowanus Site?
A small yard or walkway usually takes a few days on site plus curing. Loading areas and larger slabs take longer, and anything touching the public sidewalk follows the one to two weeks timeline that includes the permit. We schedule around your deliveries where possible.
Access is the biggest variable. Narrow row house yards may mean hand carrying material through the building, while warehouse lots may have room for a truck but need barriers around active loading.
Need Sidewalk Work Beside the Slab?
We can fix the sidewalk flags at the same visit and prepare the paperwork for a dismissal. Read our guide on how to clear a DOT sidewalk violation.

Small slabs are often ready for foot traffic after a few days. Vehicle traffic needs longer, and we give you dates in the estimate.
