Where Does Concrete Fail at Hudson Heights Buildings?
Most of the concrete here serves apartment buildings and co ops. Courtyard paving, service walks, entrance landings and stair platforms carry constant foot traffic and take runoff from sloped ground. They fail where water collects, where roots push up and where the base has washed out.
Buildings along Fort Washington Avenue, Cabrini Boulevard and Pinehurst Avenue often have walkways that step down a slope to reach an entrance. Water runs along those walks and into joints. In winter it freezes and lifts the surface.
Trees near Fort Tryon Park add roots to the mix. Roots lift paving beside the park edge and near the older plantings in courtyards, and the lifted edges become trip hazards. We cut the repair back to sound concrete and rebuild the base, so the new slab does not rock.
The Castle Village complex and the other large pre war properties have wide grounds, so the amount of concrete can be large. Boards often want it priced in phases, starting with the worst slabs.
Should You Patch or Replace Your Concrete?
Patch when the slab is sound and the damage is shallow. Replace when the slab has sunk, when cracks run through it or when water collects on it. We check the base under the concrete, since a weak base will wreck a new patch within a season or two.
| Condition | Usual answer | Reason |
|---|---|---|
| Surface chips or scaling | Patch or resurface | The slab underneath is sound |
| One hairline crack | Seal it | No movement, no water problem |
| Slab has sunk or tilts | Replace | The base has failed |
| Water pools after rain | Replace at a new pitch | A patch cannot change the slope |
On a sloped site, a new pitch matters even more. We set the forms so water runs to a drain or off the edge, instead of toward the building or a stair.
What Rules Affect Concrete Work in Hudson Heights?
Concrete on the public sidewalk generally needs a DOT permit, and we file it. Work entirely on private property does not need that permit, but structural work and retaining walls can need DOB permits. We cannot confirm a historic district here. Confirm current rules with the city.
If your slab is part of the sidewalk, the owner must maintain it under Admin Code 19-152. Our sidewalk violations page explains what happens when DOT cites a defect.
Do retaining walls come into it?
Yes. The ridge has retaining walls beside many walks and stairs. A slab poured next to a failing wall will crack again, so we look at the wall too, and we say so if an engineer or a DOB permit is needed.
Access on a hilly lot can be tight. Trucks cannot always reach the pour location, so crews may carry material by cart or wheelbarrow. We plan that in advance and note it in the estimate.
Can you phase the work for a co op?
Yes. We schedule the work so entrances stay open, and we plan stages with your manager.

How Does a Concrete Replacement Job Run?
The crew breaks out the old slab, hauls it away, compacts a fresh base, sets forms and pours new concrete. Most jobs run about one to two weeks, depending on size and weather. We tell you when the surface can take foot traffic.
