How Does Foundation Work Differ Between NYC Boroughs?
The differences come from the housing stock. Brooklyn and Manhattan have many old row houses on stone and brick cellars. Queens has more detached homes on block and concrete walls. The Bronx adds hillside lots and retaining walls. Access, permits and neighbors change the plan in each.

Why Are Old Row House Foundations Common Repair Jobs?
Brownstones and row houses built more than a century ago often stand on rubble stone or brick cellar walls in lime mortar. Damp soil washes the mortar out slowly, so joints open, stones loosen and walls can bulge. Repointing and selective rebuilding are the usual answers.
In Brooklyn, Park Slope and Bedford-Stuyvesant blocks are lined with these houses. In Manhattan, the same kind of cellar sits under Greenwich Village and Upper West Side townhouses. Both boroughs have historic districts where visible work can involve the Landmarks Preservation Commission.

What Foundation Problems Are Different in Queens and the Bronx?
Queens and the Bronx have more detached homes and mixed lot conditions. Queens block and concrete walls tend to show stair step and horizontal cracks, and southeast Queens has high groundwater. The Bronx has slopes, retaining walls, filled land near the water and older row houses in Mott Haven.
In Queens, neighborhoods such as Laurelton, Rosedale and Astoria show the mix of detached homes and attached brick rows. In the Bronx, Riverdale, Mott Haven and Pelham Bay show three quite different building types.
Low lying coastal areas hit by Hurricane Sandy in 2012 also raise the flood question. Check current FEMA and NYC flood maps for any address, and confirm current DOB rules for substantial work in a mapped zone.

When Does Foundation Work Need an Engineer Anywhere in NYC?
Structural problems may need a licensed engineer's assessment and DOB permits in every borough. Bowing walls, horizontal cracks, dropped floors and changes to how the building is supported are the common triggers. Small stable cracks and repointing often do not. Confirm current rules with DOB.
Underpinning, which extends a foundation deeper or wider, is designed by an engineer and generally needs DOB approval. We can refer you to specialists and coordinate related masonry. No contractor can honestly promise how a building will respond.
