East Village Entrance Concrete
Concrete Driveway Repair in East Village, Manhattan
The East Village has almost no private driveways. We repair what it does have: garage entrances, loading areas, curb cut aprons, courtyard slabs and building ramps.
- Garage and loading entrances repaired
- Aprons rebuilt level with the sidewalk
- Permits checked before work starts
Do East Village Properties Have Driveways?
Almost never. Tenements and row houses fill these blocks edge to edge, and cars park on the street, in public garages or not at all. The concrete that does resemble a driveway sits at garage entrances, loading areas, curb cut aprons, courtyards and ramps. That is the work we take on here.
We would rather say so plainly than suggest a driveway on every lot. A building with a garage door, a delivery bay behind a shop or a ramp for a new mid rise has real concrete that needs real repair.
- Aprons that crack where the curb cut drops to the roadway
- Garage thresholds that spall or pool water
- Loading bay slabs worn by delivery trucks
- Ramps with broken edges at newer mid rise buildings
- Courtyard slabs that heave and trap water
Newer mid rise buildings in the neighborhood sometimes include a small garage or a service ramp. These were poured recently, but heavy trucks and de-icing salt can still crack them within a few winters, and the repair is the same as on an older slab.
Delivery traffic is heavy around the avenues, and restaurants and shops depend on it. A slab that fails at a loading point slows the whole operation.

How We Fix It
How Is a Garage Entrance or Apron Repaired?
The crew cuts out failed concrete, checks the base and rebuilds the section with a mix sized for the loads it will carry. Aprons are shaped to meet both the sidewalk and the roadway, and thresholds are graded so water leaves the door.
Blocks with trees and cellar doors need extra care. We plan around roots and openings in the walk, and where the apron joins a damaged sidewalk we replace those flags too.
Edges get special attention, because they fail first. We cut back to sound concrete, so the new section bonds to material that will not crumble next season.
A ramp needs a surface that grips in the wet and a slope that people can use with carts and strollers. We choose the finish with that in mind.
Sidewalk portions of a job typically take one to two weeks. We set a date with you for when the area can take traffic.
Do Aprons and Ramps in the East Village Need Permits?
Curb cuts and aprons touch the public right of way and may need city approval. Ramps with structure and garage conversions may need the Department of Buildings. Slabs wholly on private property do not need the DOT sidewalk permit. Confirm current rules with the city.
The East Village has three historic districts. If your building sits in one, ask whether exterior changes need Landmarks review before you commit to a design.
Our office files the permits a job calls for, and we will not tell you that none are needed. Where the apron meets the public walk, the owner must keep that walk in repair. A violation can be cleared after repair, and the owner may then ask for dismissal. See sidewalk violations for the steps.
