Which Slabs Need Replacing in East Village Buildings?
Three kinds come up most. The sidewalk in front breaks under foot traffic and roots, the rear yard slab behind a tenement settles and pools water, and the cellar floor cracks and heaves. Each gets different treatment, so we look at all three when we visit.

Cellar floors need their own care. A new floor is poured over a prepared base, and where moisture is a worry we discuss a barrier under the slab. A fresh floor over a wet base cracks and stains again, so the base matters as much as the concrete.
Restaurants here use back yards for storage, trash and deliveries, and slabs behind them take wet, heavy loads. A thin slab from decades ago rarely holds up under that use.

How We Replace It
How Is a Slab Replaced Behind a Tenement?
Crews break out the old concrete with hand tools or small machines, carry the debris out through the building and rebuild the base. Forms go in, concrete is wheeled or pumped to the yard and the slab is finished with a slope to a drain.
Access drives the plan. A yard behind a six story walk up has no truck route, so material travels by hand cart or hose through a hallway. We cover floors, protect doors and clean as we go.
A good yard slab sheds water away from the building. We shape it so rain runs to a drain, not toward the foundation wall.
Stoop landings and areaway floors are smaller slabs, but they fail the same way. A landing that has settled pitches water toward the door, and replacing it restores the slope away from the building.
For the front sidewalk, the same crew replaces flags and matches the neighboring height. Sidewalk jobs generally take one to two weeks.
What Approvals Apply to Concrete Work in the East Village?
