Which Lower East Side Concrete Needs Replacing?
The most common targets are rear yard slabs behind old and new law tenements, courtyard paving in the large co op complexes on Grand Street, and entry pads in front of basement shops. Each fails because water sits on it, a poor base moves under it, or heavy use finally breaks it.
The area has everything from walk up tenements to Essex Crossing style towers. The old buildings have small rear yards, often reached only through a hallway. The big complexes have open courtyards and walks used by hundreds of people.

Each yard has its own story. A yard behind an old law tenement may be ten feet deep and shared by four apartments. How We Fix It
How Is Concrete Replaced in a Tight Lower East Side Yard?
By hand and in small loads. The old slab is broken into pieces that fit through the building, the base is rebuilt, and new concrete arrives in buckets or by a pump line when the lot allows it. The slab is formed to slope toward a working drain.
Courtyards in larger complexes are easier to reach, but they involve residents. We section the work so walkways stay open and mark each closed area clearly.
Old slabs in these yards were often poured over rubble and cinders left from earlier buildings. That base settles unevenly, which is why a surface that looked flat in 1990 now holds puddles. A proper new base of compacted stone is the single biggest improvement a replacement brings.
When the slab covers a cellar or a vault edge, we protect the space below and check for water entry. Waterproofing the roof of a cellar is a different trade, but we plan the pour so it does not undo it.
A sidewalk slab takes one to two weeks, with two to three business days for permit steps.
What Rules Apply to Concrete Work on the Lower East Side?
The part of a job on the public sidewalk generally needs a DOT permit, which we file. A slab entirely on private land does not use that permit, though structural work, retaining walls and curb cuts can need Department of Buildings approval. Confirm current rules with the city.
